Our neighborhood pool, playground, and tennis courts continued to be well utilized this year by the 531 households in Central Park I and II. The facility is 24 years old, and the dues have remained unchanged from the original amount of $115/year per household since 2001. The original 25-year Reserve Study ended in 2024, which can be found in the documents section of this website (centralparkpool.org). The Pool Board has completed an assessment of the entire grounds and has put together a 20-year spending plan along with the 7 years of history, which can also be found in the documents section of our website. The plan contains replacement costs for most of the items, but we may be able to repair them at a lower cost after we engage contractors. The plan requires an increase in dues $25 in 2026 and another $25 in 2027.
Normal operating costs have increased $13,171 or 31% since 2018, as detailed in Table 1 below. We have quoted several pool companies to perform our daily maintenance, but have yet to find a lower price. Our search will continue in 2026. We have locked the 2026 prices at the same rate as 2025 for daily pool maintenance. We plan to competitively quote weekly landscaping for 2026.

In addition to the six major expenditures above, we had the roof of the pool house replaced at zero cost to the HOA. Insurance covered the cost due to hail damage.
There are several items in need of repair or replacement very soon, such as large cracks in the tennis court, fence poles around the tennis court that are raised several inches, outside picnic tables and benches need to be replaced, landscaping in the front of the building needs to be overhauled, and the play structure needs repair.

Enforcement of the rules of the recreation area is the responsibility of all residents of Central Park. If you see a violation, you can tell the violators to stop or you can call the police. While the BOD wants to be informed, so we can prevent future violations, please remember, the BOD is not the police.
